Mediterranean cruise deals and the coastal towns quietly becoming real estate hotspots
With history spanning thousands of years, no better way to experience the cultural treasures and idyllic landscapes of the Mediterranean islands than by cruise.
While the Mediterranean cruise season runs from April to November each year, with June to September being the peak months, of late a growing number of luxury cruise lines are devoting time to meet the desire of travellers for an off-season Mediterranean experience.
This year-round cruising has driven up demand for real estate, especially in popular coastal towns, increasing demand for vacation homes, resorts, and rental properties that investors are eyeing as long-term appreciation opportunities.
Since the major driver of rise in Mediterranean coastal estate growth is due to the burgeoning cruise market, travelers are tracking cruise deals, during the off-season, that can take them to four or five countries in a single week at a fraction of the cost of booking multiple flights and hotels.
For all you know, a cruise passenger may wake up in a new port each day, fall in love with the place, and return back after a few months with the family and look for a villa or house to stay or buy.
Historically, Mediterranean cruising and coastal tourism were purely summer endeavours, but cruise lines have now begun expanding their operations in the winter months as well.
Travelers have begun to realise that these coastal places are highly livable outside of the chaotic summer months at much cheaper rates, which in turn has boosted residential and real estate demand. For many, this is a chance to explore the Mediterranean in a different and more authentic way.
In addition to seasonal winter experiences and the itineraries crafted around them, cruise lines also include extended and overnight port stays. The result is higher transaction volume in prime locations and competitive buyer behavior.
Buyers active in the winter season are typically motivated by objectives like relocation, long-term investment and strategic real estate purchase, keeping in view the next tourist cycle.
Well-positioned properties, especially those facing the waterfront and turnkey villas achieve premier pricing and even then at times demand exceeds supply.
Summer in the Mediterranean is by far the dominant rental season and weekly rates in particular destinations during peak season can easily offset ownership costs.
Having said that, the Mediterranean real estate market is still in evolution. While there is potential for growth in certain places, the market will constantly fluctuate in terms of infrastructure, international perception and clarity about regulations.
As such, there is no ideal time to sell or buy in the Mediterranean real estate market. The optimal seasonal demand will depend solely on intent, while the lifestyle real estate investors will connect more strongly during summer when destinations are alive and buzzing.
The Mediterranean coastal towns are slowly emerging as attractive property deal options. Factors such as growing cruise tourism, port-led economic activity and changing lifestyle preferences are going to drive demand across both residential and commercial properties.
